
New Delhi, March 7: The central government is undertaking a significant redevelopment project for seven old government residential colonies in the capital. This ambitious initiative is notable for its innovative self-financing model, which does not rely on public funds or taxpayer money.
The colonies set for redevelopment include Sarojini Nagar, Netaji Nagar, Nauroji Nagar, Kasturba Nagar, Tyagaraj Nagar, Srinivaspuri, and Mohammadpur. Spanning approximately 537 acres, these colonies have numerous residential quarters that have become quite old and dilapidated. About 40% of the homes have been declared unsafe for habitation. Additionally, there has been a shortage of over 20,000 homes for central government employees. To address this issue, the government has decided to modernize these colonies with upgraded facilities.
As part of the redevelopment project, old low-rise buildings will be demolished to make way for modern high-rise residential complexes. Once completed, over 21,000 new flats will be available. The project will also enhance road infrastructure, public amenities, and modern facilities.
On February 8, Prime Minister Narendra Modi will inaugurate 2,722 newly constructed flats. He will also lay the foundation for 6,632 new flats under the General Pool Residential Accommodation Redevelopment Scheme, which will be built in Sarojini Nagar, Netaji Nagar, Kasturba Nagar, and Srinivaspuri. A key feature of this project is its self-sustaining financial model. Instead of using taxpayer money, the government plans to develop and monetize a small portion of the project area for commercial and residential use.
Only 69.41 acres, or about 12.9% of the total project area, is designated for commercial and residential development. This limited land monetization is expected to generate approximately ₹35,100 crores in revenue. The estimated cost of the project is around ₹32,800 crores. Thus, the funds generated from land monetization will cover the entire expense, with the government likely to gain an additional profit of over ₹2,300 crores.
The government asserts that this model sets a new precedent in urban redevelopment, enabling large infrastructure projects to be completed without burdening the public budget. It is also seen as a significant step towards providing secure and modern housing for government employees.
