
New Delhi, March 26: India has once again demonstrated its robust position in the Asia-Pacific region by establishing itself as the most affordable office fit-out market. According to a new report, India offers global companies an impressive combination of low costs, scalability, and superior quality.
The ‘Asia Pacific Office Fit-Out Cost Guide 2026’ report by Cushman & Wakefield indicates that the cost of office fit-outs in major Indian cities ranges between $65 and $73 per square foot. This cost is significantly lower compared to major markets like Tokyo ($215), Sydney ($161), and Singapore ($140).
Despite the low costs, the report highlights India’s capability to develop high-quality and modern workplaces on a large scale. This is why India is becoming an attractive option for global companies.
Shashi Bhushan, Executive Managing Director at Cushman & Wakefield, stated that India leads not only due to its low costs but also because of consistent quality and strong delivery capabilities across different cities. He noted that as companies focus on better and modern office spaces, India’s cost advantage becomes even more critical.
Amid global supply chain shifts and the impact of energy prices, India’s position is strengthening. The report indicates that demand for prime office space in 27 Asia-Pacific markets is expected to reach 92 million square feet in 2025, up from 76 million square feet in 2024.
India has played a significant role in this increasing demand. The top eight cities in the country account for nearly two-thirds of the total office demand in the region, showcasing the strength and stability of India’s market.
In terms of supply, India is also ahead. By early 2026, approximately 386 million square feet of office space is under construction in the Asia-Pacific region, with around 192 million square feet being developed in India’s top eight cities.
The report states that companies are not shying away from office investments; instead, they are making thoughtful investments. In this context, India provides better facilities in terms of cost, quality, and scalability.
However, Mumbai remains the most expensive market in the country, with office fit-out costs around $73 per square foot. This is driven by strong demand from multinational companies, financial institutions, and Global Capability Centers (GCCs) seeking premium office spaces.
