
Mumbai, May 31: The residential real estate market in Mumbai remains robust, with 12,315 property registrations recorded within the limits of the Brihanmumbai Municipal Corporation (BMC) in May 2026. This figure marks the highest for this month in the past 14 years, according to a report released on Sunday.
Data analyzed by Knight Frank India indicates a year-on-year increase of 7% in property registrations for May, reflecting sustained demand from homebuyers despite changing market conditions.
The report also highlighted that the Maharashtra government earned ₹1,051 crore in stamp duty collection during May. Despite the increase in property registration volumes, there was a 1% decline in stamp duty collection compared to May 2025. Knight Frank attributed this drop to a shift in the mix of transactions, suggesting a softening in the value of registered properties.
On a month-to-month basis, property registrations in May decreased by 14% from April 2026, while stamp duty revenue collection fell by 9%. Despite this sequential decline, the annual growth trend indicates strong demand in the city’s residential market.
Commenting on the market performance, Shishir Baijal, International Partner, Chairman, and Managing Director at Knight Frank India, noted that Mumbai’s residential market is demonstrating significant resilience, achieving its strongest performance in over a decade for May 2026.
Baijal stated, “The consistent volume of registrations reflects the depth of demand from end-users and confidence in the city’s housing market. Although there has been a slight decrease in stamp duty collection, indicating some normalization of transaction values, the overall market fundamentals remain strong due to stable demand, increasing affordability, and a continued preference for homeownership among buyers.”
