Hyderabad Real Estate Sets New Record with Land Sale at ₹264 Crores

Hyderabad, August 22: The real estate market in Hyderabad has achieved a remarkable milestone. On Friday, a government land parcel of one acre was auctioned for an astounding ₹264 crores, surpassing the previous record of ₹237 crores.

The Telangana Industrial Infrastructure Corporation (TGIIC) set this new benchmark during an e-auction for a prime 5.25-acre multi-use land located in the heart of the Information Technology Corridor in Raidurg.

This auction generated a total revenue of ₹1,386 crores from the sale of the multi-use land. According to TGIIC, the auction started with a reserve price of ₹175 crores per acre. The final price of ₹264 crores per acre reflects a significant increase of 50.9% over the reserve price.

Officials noted that this outcome underscores Hyderabad’s emergence as one of India’s fastest-growing real estate markets. It also reinforces Telangana’s strategic vision for infrastructure-based development.

TGIIC stated that this result highlights the increasing competition among major developers and the growing positive outlook for Hyderabad’s strategic corridors. This positions Telangana as a rapidly developing destination for institutional real estate capital.

The auction also indicates a substantial surge in land prices in Raidurg. In a previous auction held in May, the price was ₹237 crores per acre, showcasing the continuous rising demand from investors for prime plots in this corridor.

The auction was conducted through the MSTC e-auction platform, with JLL serving as the exclusive transaction advisor, ensuring transparency and attracting participation from leading developers across the country.

K. Shashanka, Vice Chairman and Managing Director of TGIIC, remarked, “The successful outcome of the Plot P1 auction reflects the confidence and trust developers have in Telangana’s future. What we are witnessing is not just a good price, but a solid endorsement of the state’s development vision. This vision is based on transparency, excellent infrastructure, and creating real value for all stakeholders.”
